According to Giuseppe Grammatico, the president of Heits Building Services – Central and Northern N.J., the number of times per week that most commercial office buildings need to be professionally cleaned can vary, usually depending on the size of the space and how many workers are going in and out of the office each day.

In our company, we use a proprietary software to estimate costs. When a commercial building owner comes to us for an estimate on how much it will cost to start having regular office cleaning done in NJ, a number of questions are usually asked right away.

To get the estimated amount, we will input the type of facility—whether it is an office, a garage, or a different type of space—along with the square footage, and information about what the owner is looking for. If they are just looking for general cleaning, then we can punch in the numbers and get them an estimate in five minutes right over the phone.

Daily Cleaning

In addition to the square footage, the next major consideration is how frequently the NJ office owner wants the cleaning to take place. Our company cleans office buildings as little as twice a month, or as frequently as five days a week. It all depends on if they have in-house cleaners or not.

On a day-to-day basis, the most important thing for us to take care of is the bathroom. For the most part, in an office, we want to keep the restrooms clean. In order to do this, one of our cleaners will usually be assigned to maintaining the restroom supplies on the days that the entire team of our janitorial workers is not there.

Three Days per Week

I recommend that commercial building owners have their offices cleaned at least three days per week in order to ensure the bathrooms stay clean, the floors stay vacuumed, the dusting gets done, and the common areas like the kitchen get cleaned up. For the average commercial building owner in NJ, an office cleaning that takes place three days per week is the most common.

Schedules are usually set up so that the cleaning company will come into the office on Mondays, Wednesdays, and Fridays, or Tuesdays, Thursdays, and Saturdays. The Tuesday, Thursday, Saturday setup is especially beneficial for offices that need a lot of cleaning, because janitorial service workers have more time to spend cleaning windows and getting rid of stains when they can work all day on a weekend. On a Saturday, they have the sunlight to help clean the window smudges and things like that.

The Number of Cleaners

Typically, buildings only give the cleaning crew access to work for a limited period of time each night, such as between the hours of 10 p.m. and 2 a.m. While a larger crew will sometimes be needed in order to get the job done, for the most part, two or three people will work.

The number of our employees who work in each building will vary depending on a number of factors, including the size of the building and how long it is going to take to get the cleaning job done. Although the average number of Heits Building Services- Central and Northern N.J. employees on a standard office cleaning job site in NJ is between two and five, having three employees at each job site is usually the norm.

If our three workers are on the job site at once, then each person will usually be asked to handle a separate task, such as restroom cleaning or trash and vacuuming duty. The third person is usually the employee who is in charge of taking care of the non-cleaning issues, like disarming the alarms, inspecting issue reports, and checking out any quality performance reviews. This is the person who will also do the final inspection, close up the building, turn off the lights, and turn the alarm back on when the job is over for the night.

Sometimes, NJ building owners who want an office cleaning may also ask for additional services like painting or carpet shampooing to be done as well. Our company will give those clients the option of paying once for those annual services or spreading out the charges and paying a certain percentage extra on their bills each month.
